Garfield Terrace Condominium
Garfield Terrace is a 1920’s brick building with 54 residential units; each has a concrete balcony. The condominium board engaged AltusWorks to investigate repair options for the failing balconies which had been cited for code violations. AltusWorks evaluated each of the balcony components: the slab, the anchoring system and the guardrails. AltusWorks concluded that repair was not a reasonable choice because the failure conditions would reoccur due to inappropriate construction detailing and recommended replacement of the balconies. The board then hired AltusWorks to create an architectural solution for the project, which included adjusting the concrete slab and handrail designs, as well as designing an appropriate masonry anchorage system. |
