Santa Maria Condominiums
The Santa Maria is a serpentine 1920’s residential brick building, lavishly ornamented with terra cotta. Nearly one block long, with 4 courtyards and 110 units, the building was converted to condominiums in 1996. In 2005, the building’s board hired AltusWorks to comprehensively evaluate the building envelope, roof, window, and masonry systems, as well as prepare a 10 Year Facility Management Plan. In the Plan, AltusWorks identified elements in need of repair or replacement, presented repair recommendations, established probable costs for the work, and provided a prioritized action plan. After reviewing the Plan, the board engaged AltusWorks to provide full architectural services for critical repairs to brick and terra cotta components. |
